Project Description

This project was an adaptive-reuse of a historic winery into offices for Gallo North Coast. The massive brick structure sits back from Healdsburg Avenue, next to the railroad tracks several blocks north of downtown Healdsburg. The 16,000 sf two story building was constructed in 1903 for the Francischini and Lorenzini Company who operated the facility as the Olivetto Wine Company.

Initially plans were to build a new structure on the +/-3 ac property.  The Owner had assumed that rehabilitation of the existing structure would be far too expensive.  However, the design team of Alan B. Cohen, Architect and MKM & Associates Engineers developed a restoration and reuse plan that featured a unique seismic upgrade system.  The exterior masonry wall is 22” thick with two wythes of brick on the interior and exterior sides separated by a 6” airspace. This void was filled with grout and reinforcing steel.  The second floor and roof anchors the masonry walls eliminating the need for steel frames. Preliminary cost estimates revealed that the cost of restoring the old building would be comparable to a new structure.  The owners decided to save the building.

The existing roof and second floor was replaced. A new cupola was constructed to match the historic cupola.  Custom wood windows were fabricated.   One new feature was two large new openings on the north and south sides filled with aluminum storefront to add natural daylight to the offices.   An opening in the floor will accommodate a stair on each end of the building and throw natural light to the interior of the space. The original brick will be exposed on the interior of the building.  Original 12×12 Fir posts and beams and 1” steel tie rods were salvaged and reused on the second floor to hold up the roof.
